The Listing Company Marketing Plan

We create a customized marketing plan designed to attract the greatest number of qualified buyers for your property.  This plan is designed to sell your home or property at the highest possible market price in the shortest amount of time.

At our expense, we order a certified appraisal performed on your home by a licensed appraiser who works with and is attune to higher-end properties in the Raleigh metro market to accurately determine its current market value.  This document permits us to determine a “Listing Price” that will reflect your property’s true and highest possible value.

 In addition, a certified appraisal assures buyers that your home is being offered at market price and that this price is supported by certified documentation.  Appraisals can work very favorably to assure buyers that they are purchasing an investment that is properly and accurately priced.

While your home’s appraisal is being completed, we bring in our Architectural photographer and videographer to pictorially document your home’s features, beauty and key attributes.

These photographs are first used by our graphic designer to create full color in home marketing materials, mailing pieces and brochures.   She will incorporate photographs and informative copy about your house into marketing materials for prospective buyers and other real estate agents to take with them after they tour your home.  With these materials potential buyers are able to fully recall your property’s features and attributes from the many that they have seen.  After a full day of home shopping remembering a home’s details can be a task, but at The Listing Company we make it easy for buyers to remember everything important your home. 

The second task that these photographs are asked to perform is to highlight your home’s features to the 80% of home buyers that start their initial home search online.  Up to 10 select photographs are attached to your listing on the Triangle MLS® system and up to 25 may be utilized on your “Showcased” listing on Realtor.com.  These photographs are placed on both web locations along with your home’s (video) virtual tour(s) and may be viewed by buyers 24/7.
